Information We Obtain From Public Records and Third Parties

Because we identify and evaluate properties before you ever contact us, we also collect information from sources other than you. These include:

• County appraisal district records, deed records, and tax rolls
• Recorded liens, notices of default, foreclosure postings, and probate filings
• Municipal code enforcement and permit records
• Multiple listing service data and property data aggregators
• Skip-tracing, contact-append, and marketing list vendors
• Title companies, abstractors, and title search reports
• Referrals from agents, wholesalers, contractors, neighbors, and other third parties

Transaction and Closing Information

If we move toward closing, we or the title company may collect additional information required to complete the sale, including government-issued identification, your Social Security number or taxpayer identification number for IRS Form 1099-S reporting, entity formation and authority documents, heirship or probate documentation, wiring instructions, and payoff statements. This information is collected and handled for the purpose of completing the transaction and meeting legal reporting obligations.

Information Collected Automatically

When you visit our website, we may automatically collect:

• Pages visited, time on page, and click behavior
• Referring website, search terms, and campaign or ad identifiers

Call Recording

We may record or monitor telephone calls for quality, training, accuracy, and record-keeping purposes. Where required, we will notify you at the start of the call. If you do not want a call recorded, tell us and we will stop the recording or continue by another method.

• Detect and prevent fraud, including wire fraud and identity fraud
• Comply with legal, tax, and recording obligations

If you provide us a mobile number and consent to text messages, we may send you messages about your property, an offer, a pending transaction, or scheduling. If you separately consent to marketing messages, we may send those as well.

• Consent is not a condition of any purchase. You do not have to agree to receive text messages in order for us to buy your property or make you an offer.
• Message frequency varies based on your transaction and your responses.
• Message and data rates may apply. Check with your mobile carrier.
• To stop: reply STOP to any message. You will receive one confirmation and no further messages from that program.
• For help: reply HELP or contact us using the information below.
• Carriers are not liable for delayed or undelivered messages.

Text messaging originator opt-in data and consent are not shared with any third party except subcontractors and vendors that help us operate our messaging platform, and those vendors may not use the information for any other purpose.

We may call you at a number you provide to us or that we obtain from public records or a data vendor, subject to applicable law. If you ask us not to call you again, we will add you to our internal do-not-call list and honor that request. We also maintain procedures for honoring the National Do Not Call Registry where it applies.

We do not sell your personal information to unrelated third parties for their own marketing purposes. We may share information in the following circumstances:

• Service providers. Vendors that help us run our business, including CRM and marketing platforms, phone and text messaging providers, email providers, hosting, analytics, e-signature services, and data and skip-tracing vendors.
• Transaction parties. Title companies, escrow agents, closing attorneys, surveyors, inspectors, appraisers, and lenders involved in a transaction with you.
• Capital partners and assignees. Investors, lenders, joint venture partners, affiliated entities, and any party to whom we assign a purchase contract. If we assign a contract on your property, the assignee will receive the information necessary to close, including the contract itself and property information you provided.
• Contractors and vendors. Contractors and trades who need property information to prepare estimates or perform work.
• Professional advisors. Attorneys, accountants, auditors, and insurers.
• Legal and safety. When required by law, subpoena, or court order, or to establish, exercise, or defend legal claims, or to protect the rights, property, or safety of any person.
• Business transfers. In connection with a merger, financing, sale of assets, or similar transaction.

Publicly recorded documents. Deeds, affidavits, releases, and other instruments recorded in connection with a real estate transaction become part of the public record and are permanently available to the public. We cannot remove or restrict access to recorded documents.

We use cookies, pixels, and similar technologies to operate the site, remember your preferences, measure performance, and deliver and measure advertising. This may include tools such as Google Analytics, Google Ads, and Meta Pixel, which allow those companies to collect information about your visit and may allow us to show you ads on other sites.

You can set your browser to refuse cookies or alert you when cookies are being sent, though some parts of the site may not work correctly if you do. You can opt out of Google Analytics using the Google Analytics Opt-out Browser Add-on, and you can manage interest-based advertising preferences through the tools offered by the Digital Advertising Alliance and the Network Advertising Initiative.

We keep transaction records for as long as necessary to complete the transaction and to satisfy legal, tax, accounting, and title-related obligations, which for real estate transactions is generally a period of years. We may keep property and contact records for properties we did not purchase so that we can maintain accurate records of prior contact and honor your communication preferences. We keep opt-out and do-not-contact records indefinitely so that we can continue to honor them.

Depending on where you live, you may have the right to:

• Confirm whether we process your personal information and access that information
• Correct inaccuracies in your personal information
• Request deletion of personal information you provided or we obtained about you
• Obtain a portable copy of your personal information
• Opt out of targeted advertising, the sale of personal data, and certain profiling
• Opt out of marketing communications at any time

Texas residents

Under the Texas Data Privacy and Security Act, you may exercise the rights above. To submit a request, contact us using the information below. We will respond within the time required by law. If we decline your request, you may appeal our decision by contacting us at the same address and stating that you are appealing. We will respond to the appeal in writing, and if we deny it we will provide you with a method to contact the Texas Attorney General to file a complaint.

Authorized agents

You may use an authorized agent to submit a request on your behalf. We may ask for proof of authorization and may ask you to verify your identity directly.

Verification

To protect against fraudulent requests involving real property, we will verify your identity before acting on a request. We may decline requests we cannot reasonably verify.

Limits

Some information cannot be deleted, including information we are required to keep for legal, tax, or title purposes, and information contained in publicly recorded documents.

Our website and services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, contact us and we will delete it.

Our website may link to third-party sites, including title companies, lenders, and document platforms. We are not responsible for the privacy practices of those sites. Review their policies before providing information.
